A slipped slate or a leak over the back bedroom always seems to show up on the wettest week of the year.

If you have spotted a damp patch on the ceiling, tiles in the garden after a windy night, or gutters spilling down the wall, you want a roofer who turns up, tells you straight what is wrong, and fixes it properly. That is what we do.

Edmondson Roofing & Property Services is a family-run roofer based in Burnley, working on the slate terraces, semis and extensions right across town and the wider East Lancashire area. We have been at it for over fifteen years. From a single tile to a full new roof, you get honest advice, a free written quote, and twenty years of guarantee behind the work.

If a roof is only letting go in one spot, we will tell you that and repair it rather than sell you a new one you do not need.

No surprises

What is included in a new roof

Getting three quotes and they all look the same? They are not. Here is exactly what we include as standard, and the things a cheaper quote usually leaves out. Take this list with you and ask the other two.

Included as standard

All of this is in the price we quote you.

  • Scaffolding
  • Stripping and disposing of the old roof
  • Skip and waste removal
  • New breathable membrane
  • All new battens
  • New lead flashings
  • Dry-fix ridge system
  • New guttering where needed
  • Replacing rotten timbers found on the day
  • Full clean up and site tidy
  • Written 20-year guarantee document

What a cheap quote leaves out

The usual ways a low price gets to be a low price.

  • No membrane underneath, or a cheap one that tears
  • Ridge bedded in mortar instead of dry-fixed — it cracks and lets water in
  • Old lead reused, or flashing tape instead of new lead
  • Scaffolding charged on top as an extra
  • Waste disposal charged on top as an extra
  • Rotten timbers found on the day and charged as an extra

That last one is the classic. The roof comes off, the timbers are rotten, and the price goes up. We replace them and it is already in your quote.

Straight answers

What roofing work costs in Burnley

Most roofers will not put a price on a website. We would rather you knew roughly where you stand before you pick up the phone. These are typical ranges for the work we do most, subject to a survey.

New roof — terraced house

£4,000 – £6,000

A typical Burnley terrace, everything on the included list above, about three days on site.

New roof — semi-detached

£7,000 – £10,000

Larger roof area and usually more complicated at the joins and the chimney.

Roof repair

£150 – £300

Slipped slates, a leak, ridge tiles or flashing. Most repairs sit in this bracket.

What pushes a job towards the top of the range

  • Difficult access or a tight street
  • Three storeys
  • Chimney work needed
  • Rotten timbers
  • Natural slate rather than concrete tile
  • Dormers or valleys
  • Guttering and fascias doing at the same time
  • Solar panels needing removal and refit

These are guide prices, not a quote. We will not know the real number until we have been up and had a proper look — which is free, and which you are under no obligation to act on.

In writing

Your guarantee and paperwork

Anyone can say “guaranteed”. Here is exactly what you get, on paper, when we finish.

20 years Workmanship guarantee on a new roof, as a separate written document — not a line buried in the invoice.
25 years Manufacturer warranty on the materials, registered in your name. We fit Marley, Redland, Russell, Welsh and Brazilian slate.
5 years Workmanship guarantee on repairs, so a patched leak is covered too.
£2m Public liability cover on every job, from the first day we are on your property.

What you are handed at the end

  • Written 20-year guarantee
  • Manufacturer warranty registration
  • Building regs completion certificate

That building regs certificate matters when you come to sell. A full re-roof needs signing off, and it is the homeowner the council holds responsible, not the roofer. We notify building control and handle the whole thing, so it is done properly and you have the paperwork to prove it.

Handing money to someone you have just met is the bit everyone worries about. So here it is up front.

  1. Deposit on agreement A small deposit once you have accepted the written quote and we have booked you in.
  2. Staged payment when materials arrive Due once the slates are delivered and the scaffold is up. This covers the materials and scaffolding we have paid for up front, so it is money you can see sat outside your house.
  3. Balance on completion Invoiced when the job is finished and you are happy with it, with 7 days to pay.

Bank transfer, card or cash. Every stage is set out in your quote before you agree to anything, so there are no surprises halfway through.

Emergency call-outs

Ring us on 07706 162548. We will talk you through making it safe on the phone straight away — where to stand clear of, what to move, what to put a bucket under.

Then we come out, make the roof safe and sheet it up to stop more water getting in, and put a temporary patch on if that is what it needs. The permanent repair happens in daylight, when we can do it properly.

There is a call-out fee, and it comes off the cost of the repair if you go ahead with us. So having us out to look does not cost you anything on top.

Roofing

Most calls we get in Burnley are about a roof that has started letting water in. A lot of local housing is Victorian and Edwardian terraces with natural slate, and after a century of Pennine weather the nails give out and slates start to slip. We handle the full range of pitched roof work: roof inspection, roof installation, roof repair and roof damage repair, right through to roof repair for storm and wind damage after a rough night off the moors.

Day to day that means new roofs and re-roofs when an old covering is past saving, and everyday roof repairs — slipped tiles, broken slates, leaks, cracked or loose ridge tiles, and worn lead flashing where the roof meets a wall or chimney.

Where slates are still sound we reclaim and reuse them, which keeps the look of a terrace right and keeps good material out of a skip. Anything past it gets replaced.

Skylights and roof windows

We also handle skylight installation and skylight repair, fitting roof windows so they sit flush and watertight, and re-sealing older ones that have started to leak around the flashing.

Loft and roof ventilation

Warm, damp lofts cause condensation that rots timber from the inside. We fit attic venting installation, carry out attic venting repairs, and add loft ventilation so air moves through the roof space and the structure stays dry.

Chimney Services

The tall brick stacks on Burnley's terraces take a beating from the weather, and the mortar is often the first thing to go. Water then tracks down into the bedrooms below. We cover the lot: chimney repairs, chimney repointing where the mortar joints have weathered away, and chimney flashing repairs to replace the lead where the stack meets the roof — one of the most common causes of a chimney-breast leak.

For stacks that are past repair we carry out chimney rebuilding to match the existing brick, or chimney removal where a stack is redundant, making the roof watertight afterwards. We finish stacks off with chimney capping & cowl fitting to keep out rain and birds, chimney re-flaunching to renew the mortar that beds the pots, and chimney weatherproofing to protect the brickwork against driving rain.

Flat Roofs & Waterproofing

Almost every terrace and semi around here has a flat roof somewhere — a kitchen extension, an outbuilding, a dormer or a bay. When they fail, they leak fast. We fit modern systems that last: EPDM rubber flat roofing in one seamless sheet, GRP fibreglass flat roofing for a hard-wearing finish, and traditional felt / torch-on flat roofing where it suits the job.

For existing roofs we carry out flat roof repairs, roof leak detection & repair to track down where water is really getting in, and roof coating & sealing to weatherproof a sound roof and add years to its life before a full replacement is needed.

Gutter Cleaning & Roof Care

In a wet climate like ours, moss and blocked gutters cause more damage than people expect. Gutters fill with moss and leaves, overflow down the wall, and you end up with damp inside. We offer gutter cleaning, high-reach gutter vacuum cleaning from the ground, and downpipe unblocking to get water draining properly again.

On the roof itself we carry out rooftop and skylight cleaning, roof moss removal, and gentle roof cleaning / soft washing to lift algae and lichen without damaging the tiles. We also handle fascia & soffit cleaning to smarten up the roofline, and conservatory roof cleaning for glass and polycarbonate roofs.

Solar Panel Installation

We're MCS-certified for solar, so our installs meet the industry standard and qualify you for the Smart Export Guarantee — meaning you get paid for the surplus energy you send back to the grid.

As roofers, our focus with solar is keeping the roof watertight. We handle solar panel installation, fitting the panels, rails and flashing so the roof stays sealed around every fixing, plus solar battery storage installation and commercial solar panel installation for larger roofs.

When a roof needs work under an existing array, we carry out solar panel removal and refit so you can be re-roofed and have the panels put back. We also offer solar panel repair and bird proofing for solar panels to stop pigeons nesting underneath. If a badly fitted array has started leaking, we find the fault and put the roof right.

FAQ

Roofing questions we get asked

What does a new roof cost in Burnley?

A typical terraced re-roof runs £4,000 to £6,000, and a semi-detached £7,000 to £10,000. Repairs are usually £150 to £300. What moves the price is access, height, whether the chimney needs work, whether the timbers underneath are rotten, and whether you are going for natural slate or concrete tile. We will not know your number until we have been up and looked, and that inspection is free.

How quickly can you come out?

We ring you back within 2 hours of an enquiry, seven days a week. For emergencies we will talk you through making it safe on the call and get out to you as fast as we can. For booked work we are usually running 2 to 4 weeks ahead.

How long does a new roof take?

About three days on a standard Burnley terrace. Bigger or more complicated roofs take longer, and we will tell you the expected days in your written quote.

What happens if it rains halfway through?

We only ever strip what we can finish that day. Your house is never left open to the weather overnight. It is the thing people worry about most with a re-roof and it is the easiest thing in the world to avoid — you just have to not cut corners on the planning.

Do I need building regulations approval for a new roof?

Yes, once more than a quarter of the roof covering is being replaced. It matters because it is the homeowner the council holds responsible, not the roofer, and you will need the certificate when you sell. We notify building control and handle the sign-off, and you get the completion certificate at the end.

Who arranges the scaffolding, and what about my street?

We arrange it and it is included in the price. If the scaffold or skip needs to go on the street, we sort the permit with the council ourselves. You get 1 to 2 days notice before it goes up so you can move the car.

Do you take a deposit?

There is a deposit on agreement, then a staged payment when the materials are delivered and the scaffold is up — that covers the materials and scaffolding we pay for in advance, so it is money you can see sat outside your house. The balance is invoiced on completion with 7 days to pay. Every stage is set out in your quote before you agree to anything.

How can I pay?

Bank transfer, card or cash.

What guarantee do I get?

Twenty years on workmanship for a new roof, as a separate written document, and five years on repairs. Materials carry a 25-year manufacturer warranty registered in your name.

What happens to my old slates?

Anything still sound gets reclaimed and reused, which keeps the look of a terrace right. The rest goes in the skip, and the skip is included in your price.

Are you insured?

Yes — £2 million public liability cover on every job. We are happy to show you the certificate before we start.

Do you charge for emergency call-outs?

There is a call-out fee, and it comes off the price of the repair if you go ahead with us. So having us out to look at it does not cost you anything extra.

Do I definitely need a whole new roof?

Often not. If a roof is only letting go in one spot we will tell you that and repair it rather than sell you a new one you do not need. A £200 repair that buys you another ten years is a better outcome for you, and we would rather you rang us again in ten years than felt done over now.

Which areas do you cover?

We are based in Burnley and cover Padiham, Nelson, Accrington, Clitheroe, Preston, Blackpool, Lytham St Annes and Thornton-Cleveleys.

What should I do if my roof is leaking right now?

Move anything valuable out of the way and put a bucket under the drip. If a ceiling is bulging with water, keep clear of it — that is weight coming down, not just a stain. Then call us and we will talk you through making it safe.
